All meetings are open meetings and EFE Members are welcome and encouraged to attend.
Letter from the President regarding implementation of new Collections Policy (8/28/26)
Dear EFE Lot Owner,
September 1, 2026, our EFE HOA Community begins a new year for our EFE
HOA Annual Assessment. The HOA is also beginning a new Collection Policy for
delinquent dues on September 1. Our new Collection Policy complies with
Colorado State law and the new policy means potential changes for Lot Owners.
At EFE HOA Board meetings in 2025 and 2026 and at the April 2026, All Member
Meeting, the new Collection Policy was distributed and reviewed. Copies of the
Collection Policy were distributed to the membership on three occasions and are
posted on the EFE HOA Web Site (https://enchantedforestestateshoa.0rg/ click on
“HB25-1043 Collection Policy (updated 2026).”
As per past practice Lot Owner annual assessment statements for the 2026-2027
year will go out on or about September 1, 2026. Payment in full, $700.00, is due by October 1, 2026, or if you chose to pay in two payments of $350.00, your first payment of $350.00 is due by October 1, 2026, and then your second payment of $350.00 will be due on April 1, 2027. If you are Lot Owners of lots 1, 2, 7, and 8 your payment is due October 1, 2026.
Here are some of the changes in the Dues Collection Policy that could affect Lot
Owners:
If payment (half or full) is not received before November 1, 2026, the Lot Owner
will automatically be assessed a $75.00 penalty and interest will begin accruing on
the unpaid amount at the rate of 8% per annum. This action also includes, under
the Colorado law, that the penalty and interest are a personal obligation of the Lot
Owner and automatically creates a lien on the Owner’s Lot. The Board urges you to refer to the Collection Policy on the EFE HOA website or the copies distributed with the minutes of Board and the April All Member meeting for complete details.
